What’s special in District 4: Khánh Hội, the street-food island and a rising riverside
District 4 is an island — the Saigon River on one side, the Bến Nghé and Tẻ canals on the others — wedged between District 1 and District 7 and reached by six bridges. It was the port and warehouse quarter with a rough reputation, and it is now the closest cheap address to the CBD, with new towers along the river and the city’s best seafood street. Since 1 July 2025 it is three wards: Khánh Hội (the northern tip facing District 1 and the old Nhà Rồng wharf), Vĩnh Hội (the centre, Vĩnh Khánh street) and Xóm Chiếu (the southern half towards the Tân Thuận bridge).

Dense low-rise alleys, the Hồ Chí Minh Museum at the Nhà Rồng wharf, the Khánh Hội bridge dropping you into District 1 in four minutes, and a riverfront that has flipped from container yards to residential towers — The Gold View, Saigon Royal, Millennium, The Tresor, River Gate — with Grab bikes streaming across the bridges at 08:00. Vĩnh Khánh street turns into a seafood and beer strip every night; Tôn Đản and Xóm Chiếu markets feed the neighbourhood.
Who lives here
Young Vietnamese professionals, District 1 office workers who want a two-bedroom for the price of a District 1 studio, and a growing number of single engineers and Korean and Japanese staff whose companies sit in the Saigon Trade Centre / Bitexco area. Families with school-age children usually pass — the schools are in District 7 and Thảo Điền.

Schools and hospitals
No international schools; SSIS, RISS and CIS in District 7 are 15–20 minutes, BIS and ISHCMC buses stop in District 1. Food and after work
Vĩnh Khánh — 500 metres of grilled scallops, snails, crab, beer towers and plastic stools, from 17:00 to 01:00; the place to take the team after a long shift (150,000–300,000 VND a head). Tôn Đản and Xóm Chiếu for local breakfasts, Bến Vân Đồn for riverside cafés, and District 1’s rooftops are a five-minute Grab away. Quiet cafés are fewer than in District 3.
Engineer’s tip
District 4 is the logistics hinge of the south-east: Nguyễn Tất Thành runs straight to the Tân Thuận EPZ and on to Hiệp Phước and Nhà Bè, and the Thủ Thiêm tunnel puts Cát Lái and the expressway 20 minutes away. If your plant is in Tân Thuận or Hiệp Phước, this is the cheapest 15-minute commute in the city. For instruments and tools, Dân Sinh market in District 1 is across the Ông Lãnh bridge; rental instruments are delivered here the same business day — rental equipment.
Risks
- Traffic: the six bridges bottleneck at 07:30–08:30 and 17:00–18:30; Nguyễn Tất Thành carries container trucks to the port.
- Tidal flooding on the low southern streets (Tôn Thất Thuyết, parts of Xóm Chiếu) at spring tides; the riverside towers sit on raised podiums.
- Noise from Vĩnh Khánh and the alleys until 01:00; choose a river-facing high floor.
- Petty theft has dropped sharply but keep phones inside on the bridges at night.
