What’s special in District 1: the CBD, Bến Thành, Nguyễn Huệ and Little Tokyo
District 1 is the centre in every sense — the banks, the consulates, the Opera House, the first metro station and the best hotels are here — and it is where most FDI engineers spend their first two weeks before the plant’s location pulls them east. Since 1 July 2025 it no longer exists as a district: its territory is now four wards, Sài Gòn (the Đồng Khởi–Nguyễn Huệ core), Bến Thành, Tân Định and Cầu Ông Lãnh. Every driver still says “Quận 1”.
Character
French boulevards, the Notre-Dame cathedral and the Post Office, the Nguyễn Huệ walking street running from the People’s Committee to the river, Bến Thành market at the southern end, and a dense grid of towers — Bitexco, Saigon Centre, Vietcombank Tower — where regional HQs and law firms sit. The Japanese quarter (“Little Tokyo”) fills the alleys of Lê Thánh Tôn and Thái Văn Lung with izakaya, sushi counters and Japanese groceries, open past midnight. Bùi Viện on the west side is the backpacker street. Metro Line 1 starts at Bến Thành and stops at the Opera House and Ba Son before crossing the river.
Who lives here
Executives and single engineers on short postings, Japanese trading-house and bank staff clustered around Little Tokyo, and anyone whose office is downtown. Families are rare — schools are in Thảo Điền and District 7 — and long-term residents tend to drift to District 3, Bình Thạnh or Thảo Điền for space.

Housing and rent
Almost entirely serviced apartments and hotel residences: one-bedroom units USD 900–1,800, high-end (Saigon Centre residences, Vinhomes Golden River at Ba Son, The Marq) USD 1,500–2,800 for one bedroom and USD 2,500–4,500 for two. Older walk-up apartments off Nguyễn Trãi or Cô Giang rent for USD 500–900 but rarely with invoices. Parking is the constraint — most towers have no car space for tenants.
Schools and hospitals
Family Medical Practice at Diamond Plaza, the Saigon International Clinic, Vinmec Central Park 10 minutes away in Bình Thạnh, and Raffles Medical across the boundary in District 3. Engineer’s tip
Dân Sinh market (104 Yersin, Cầu Ông Lãnh ward — the old “American market”) is the downtown source for hand tools, hardware, army-surplus kit, cable, connectors and safety gear when the plant needs something today; Nhật Tảo in District 10 covers electronic components. For calibrated instruments, torque tools and anything that needs a certificate and VAT invoice, use rental stock in Ho Chi Minh City.
Risks
- Traffic hotspots: Nguyễn Hữu Cảnh towards Bình Thạnh, the Sài Gòn bridge approach, Nguyễn Thị Minh Khai and Lê Duẩn at 07:30 and 17:30.
- Flooding is limited but Calmette, Nguyễn Thái Bình and the streets near the Bến Nghé canal pond in storms and high tide.
- Phone snatching by motorbike on quiet streets after 22:00 — keep the phone away from the kerb.
- Noise: alleys near Bùi Viện and Lê Thánh Tôn run late; ask for a rear-facing unit.
FAQ — District 1
Is District 1 still called District 1?
Informally yes. Officially, since 1 July 2025 its area is four wards — Sài Gòn, Bến Thành, Tân Định and Cầu Ông Lãnh — reporting directly to Ho Chi Minh City. Use the ward name on leases and invoices.
Should an engineer at Saigon Hi-Tech Park live in District 1?
Only if the family needs the centre or the posting is short. The commute is 40–80 minutes by car or 25 minutes on Metro Line 1 plus a shuttle; Thảo Điền or Thủ Đức are closer.
Where is Little Tokyo?
In the alleys off Lê Thánh Tôn and Thái Văn Lung streets, Sài Gòn ward — a few minutes’ walk from the Opera House metro station.
What does a serviced apartment in District 1 cost?
USD 900–1,800 a month for a standard one-bedroom, USD 1,500–2,800 in the newest towers, and USD 2,500–4,500 for a high-end two-bedroom, before electricity and VAT.
Is District 1 safe?
Yes by any big-city standard. The main risks are traffic and occasional phone snatching; walk with the phone away from the road and use Grab after midnight.
