What’s special in Gò Vấp: residential, good value and the northern gateway
Gò Vấp is one of the most densely populated districts in Vietnam — roughly 700,000 people in 20 km² — and almost nobody in the FDI community has heard of it. That is its advantage: modern apartments at half the Thảo Điền price, Emart and Lotte hypermarkets, the Phạm Văn Đồng boulevard straight to the northern industrial parks, and 15 minutes to the airport. Since 1 July 2025 it is six wards: Gò Vấp (the Quang Trung / Nguyễn Văn Nghi centre), Hạnh Thông, An Nhơn, Thông Tây Hội, An Hội Tây and An Hội Đông.

Low-rise and dense: townhouses in every alley, shophouses on Quang Trung, Nguyễn Oanh and Phan Văn Trị, the Emart hypermarket that draws the whole north-west on weekends, Lotte Mart, the Gò Vấp market, Vietnam Airlines’ training centre, the Gia Định park (the city’s largest inner-city park after Tao Đàn) and, along the river, the newer towers of Cityland and the Bình Lợi area. Phạm Văn Đồng — twelve lanes, opened 2013 — is the district’s spine to the airport in one direction and to Thủ Đức, Sóng Thần and Bình Dương in the other.
Who lives here
Vietnamese working and middle-class families, airline staff, students, migrants from the central provinces, and a small number of foreigners — English teachers, Korean small-business owners on Phan Văn Trị, engineers who chose value over scene. Expect little English in shops and no expat bars.

Schools and hospitals
No international schools; Vinschool, Emasi and a few bilingual schools; international school buses from Thảo Điền do not reach here. Food and after work
Phan Văn Trị and Nguyễn Văn Lượng for Korean BBQ, bún, hot pot and cheap cafés; Emart’s food hall; Quang Trung’s street-food alleys; the Gia Định park for a morning run; the Bình Lợi riverside for evening beer. For anything else, Phú Nhuận’s Phan Xích Long is 15 minutes and District 1 is 30.
Engineer’s tip
Gò Vấp is a value base for engineers serving Sóng Thần, VSIP I, Linh Trung or the Tân Bình IP: Phạm Văn Đồng bypasses the city entirely, and the airport is 15 minutes for the Monday flight. The Quang Trung Software City and the industrial suppliers along Route 1A (Nguyễn Văn Quá, Tô Ký) are the closest source of cable, electrical panels and mechanical parts; for instruments with certificates use rental stock, delivered next business day to any address here or to Bình Dương parks directly.
Risks
- Traffic: Quang Trung, Nguyễn Oanh, Phan Văn Trị and the Phạm Văn Đồng / Nguyễn Kiệm junction are gridlocked 07:00–08:30 and 17:00–19:00; the Emart junction on weekends.
- Flooding: Nguyễn Văn Quá (Gò Vấp / District 12 border) is one of the city’s seven priority hotspots to 2027; Lê Đức Thọ, Phan Huy Ích and Nguyễn Văn Khối pond in storms; Bình Lợi’s riverside streets are tidal.
- Aircraft noise on the southern edge near the runway.
- Density: alleys are narrow, parking scarce; check fire exits in older apartment buildings.
