What’s special in District 2 / Thảo Điền: the expat village, international schools and the riverside
Thảo Điền is the neighbourhood most FDI families end up in, and the reason is on the map: the British, IB and European schools, the compounds with pools, the riverside bars and two Metro Line 1 stations sit inside a peninsula bounded by the Saigon River and the old Hanoi Highway (now Võ Nguyên Giáp). It was Ward Thảo Điền of District 2, then of Thủ Đức City; since 1 July 2025 Thảo Điền, An Phú and An Khánh have merged into An Khánh ward. Next door, Thủ Thiêm — the new financial district facing District 1 — is An Khánh‘s southern half, and Bình Trung, Cát Lái and Long Trường cover the rest of the old District 2.
Character
Low-rise villas and mid-rise towers (Masteri, Gateway, The Nassim, Estella, d’Edge), tree-lined lanes, brunch cafés on Xuân Thủy, Saigon Outcast, weekend farmers’ markets, and English spoken in every shop. It is the only part of the city where you can walk to school, gym, supermarket (Annam Gourmet, Mega Market at An Phú) and the metro. An Phú, across Song Hành, is the newer, higher-rise half with the Metro An Phú station, Vincom Mega Mall and the Thủ Thiêm bridges to District 1.
Who lives here
Western, Japanese and Korean families with children at ISHCMC, BIS, AIS, EIS or the German school; managers from Samsung, Intel, Bosch and the eastern plants; District 1 executives who want a garden. Rents are the city’s highest outside the CBD and the community is dense enough that you will meet colleagues at the pool.

Xuân Thủy and Thảo Điền streets for brunch and wine bars, Saigon Outcast and the Deck by the river, craft beer at East West and BiaCraft, Japanese and Korean restaurants along Nguyễn Văn Hưởng. Quieter than District 1; most places close by midnight.

Thảo Điền is the best base for the eastern industrial belt: Metro Line 1 gives a fixed 15-minute link to the Hi-Tech Park station, and the Mai Chí Thọ–expressway corridor reaches Long Thành and Nhơn Trạch without crossing the city. Risks
- Flooding. Quốc Hương, Nguyễn Văn Hưởng, Xuân Thủy and Tống Hữu Định flood ankle- to knee-deep in heavy rain and spring tides; the city approved another VND 289 billion of drainage works in August 2025 and lists Quốc Hương among seven priority hotspots. Ask for a unit on an upper floor or a compound with pumps, and check the street in October.
- Traffic hotspots: the Sài Gòn bridge approach and Võ Nguyên Giáp at 07:00–08:30; Nguyễn Thị Định container trucks to Cát Lái all day.
- Villa security: gated compounds are safer than stand-alone houses; check back-up power for outages.
